A great deal of ductwork in this area runs through an unconditioned attic. Every leak in that run is air you paid to heat or cool being delivered to a space you do not occupy. Torn flex duct, disconnected sections and old fabric tape that has dried out and let go are what we find most often.
Mastic or foil-backed tape is the correct repair. Standard duct tape, despite the name, fails on ducts. It dries out and releases, usually within a couple of seasons.
What we look at
Duct sizing against the actual airflow the system needs, the condition of joints and supports, insulation on runs through unconditioned space, and whether returns are adequate. Closing vents in unused rooms is a popular idea that usually backfires. It raises static pressure across the system and strains the blower rather than redirecting air usefully.
If a contractor quotes you a new system without ever looking in the attic, they are selling you a box.
